between 1980 and 1989 by Jefferson Savings and Loan. Apartment buildings
built in the 1950's were converted into 1,425 one and two story condominiums
on 110 park-like acres.

Our community began life in the middle of the last century as a sprawling
apartment complex named Audubon Park, affectionately dubbed "Birdland"
in light of the choices for street names (Bluebird, Swan, Wrenwood, and
Flamingo, to name a precious few). A condo conversion took place in stages
beginning in the late 1970s under the ownership of Jefferson Savings and
Loan, hence the name Lake Jefferson for the three-acre body of water that
greets people upon entry.

A Note on the "Rental Cap Guidelines" in Brentwood
With the housing crisis in America came a surge in condominium
rentals across the country. Brentwood Forest has taken affirmative steps
to address the issue, both to satisfy FHA lending requirements (rentals
to remain below 50 per cent) and to maintain the residential complexion
of our community.
By the terms of a 2012 amendment to the Brentwood Forest Bylaws, when
rentals reach 46 per cent a Warning Determination is declared placing
a moratorium, or Rental Cap, on new rentals and, as to existing rentals,
requiring owners to meet releasing deadlines when vacancies occur. The
Warning Determination currently in effect is reprinted below, followed
by the amendment itself.
