Brentwood Forest, formerly known as Audubon Park, was developed between 1980 and 1989 by Jefferson Savings and Loan. Apartment buildings built in the 1950's were converted into 1,425 one and two story condominiums on 110 park-like acres.

Welcome to Brentwood Forest website, and thank you for your interest in Brentwood Forest, the premier condo complex of the St. Louis Area, not to mention by far the largest, and, we hope, Your Place to Call Home.

We have devised that slogan because of our firm conviction that the Forest's resort-like setting, its extensive amenities, its community feel, and its central location in Brentwood, MO, make it the ideal place to live and work. What other condo community in town can claim a setting on 110 forested acres?

Our community began life in the middle of the last century as a sprawling apartment complex named Audubon Park, affectionately dubbed "Birdland" in light of the choices for street names (Bluebird, Swan, Wrenwood, and Flamingo, to name a precious few). A condo conversion took place in stages beginning in the late 1970s under the ownership of Jefferson Savings and Loan, hence the name Lake Jefferson for the three-acre body of water that greets people upon entry.

The result was 1425 condominiums with one, two and (occasionally) three bedrooms, some garden-style some townhouse, in various attractive floor plans. We boast tennis courts, two swimming pools, a clubhouse, a nature trail, and much more. Pull up a chair on your deck, take in the manicured common areas, and readily imagine you are at Lake Carlyle or Lake of the Ozarks, not in the heart of Metropolitan St. Louis.

Our condo complex is democratically administered by a 10-member Board of Managers elected from five wards. We have a capable staff of office and maintenance professionals. A Note on the "Rental Cap Guidelines" in Brentwood Forest

With the housing crisis in America came a surge in condominium rentals across the country. Brentwood Forest has taken affirmative steps to address the issue, both to satisfy FHA lending requirements (rentals to remain below 50 per cent) and to maintain the residential complexion of our community.

By the terms of a 2012 amendment to the Brentwood Forest Bylaws, when rentals reach 46 per cent a Warning Determination is declared placing a moratorium, or Rental Cap, on new rentals and, as to existing rentals, requiring owners to meet releasing deadlines when vacancies occur. The Warning Determination currently in effect is reprinted below, followed by the amendment itself.
